Announcement pilot VBO and Eerlijk Bieden

VBO and Eerlijk Bieden, software and seal of approval for estate agents, have entered into a partnership to make the buying process more transparent and honest for consumers. The software from Eerlijk Bieden is offered in the CRM system Kolibri that VBO members use. The pilot, in which all 1,250 VBO members can participate, will start in mid-September.

Why this collaboration matters

The housing market is tight and breaks record after record. In many places in the Netherlands, overbidding is the rule rather than the exception. Consumers are often in the dark when they have made an offer on a house and estate agents are regularly accused of 'nepotism'. VBO aims to make the bidding process more transparent and offers consumers the opportunity to fill in an online bidding form through its affiliated estate agents.

After the bidding deadline has passed, no new bids are accepted and both the broker and the seller receive an overview of all the candidates from which a buyer can be selected. Then everyone who has made an offer receives a message at the same time, so that it is immediately clear whether or not an offer has been accepted. After the contract has been signed, all the bids are also sent to the candidates, so that they have a better understanding of the bidding process as a whole and can use this for a possible next bid.

Hans van der Ploeg, director of VBO: "An advantage of this system is that it is managed by an independent party, which makes it a real hallmark for consumers. Eerlijk Bieden conducts audits of transactions that go through the system. During such an audit it is checked whether a transaction is correct with what is eventually listed in the Land Registry. So then you can rest assured that the buying process is fair and transparent. If there is still a dispute, the sales logs can be viewed by the disciplinary committee, which can then immediately assess whether a broker has complied with the obligations."

Lourens Pel, Eerlijk Bieden: "For the broker it has additional advantages. The entire process of closed bidding can be automated this way. In addition, it offers additional insights. If you have to price homes according to what is happening in the rest of the street, it is useful if you can see what all the bids are and do not have to take only the purchase price as a starting point. This creates a much more realistic picture."
